Courier Square

Charleston, SC

LS3P was commissioned by Greystar Development, headquartered in Charleston, SC, to lead the design of Courier Square, an urban mixed-use project on the peninsula of Historic Charleston.

Courier Square consists of office, restaurant, retail and residential components all wrapping a central shared parking structure. The five-story Office Building with street level retail/restaurant space fronts Meeting Street. This building has 19,000 SF of retail space at street level with three floors and a penthouse of office space above, totaling 69,000 SF.

The Office Building turns the corner at the intersection of Meeting and Columbus Streets. The Apartment Building commences at the main entry to the Parking Structure and runs to the existing rail lines which will be converted into a pedestrian greenway running between Meeting and King.

At the seventh floor, above the Parking Structure is a rooftop pool terrace and the development’s pricey Amenity Spaces all overlooking the Charleston Harbor, the Cooper River Bridge and Mt. Pleasant in the distance. There are 228 apartment units and 624 parking spaces within the enclosed deck.

LS3P is working with Robert A.M. Stern Architects, as the design architect responsible for the exterior building facades, as part of the land lease agreement between Greystar and the Land Owner. In facade, the Office Building utilizes the traditional architecture of historic Charleston based on English Regency precedents. The building has a stone base and heavily articulated stucco on the upper floors.

The facade design of the Apartment Building picks up on the traditional brick mill-type architecture of the industrial buildings that once lined the rail corridor Greenway.
