Historic Preservation & Design

The redevelopment preserves and reimagines two warehouse buildings through a modern industrial design approach that highlights the site’s existing character. Original features, including exposed structural elements and existing concrete, were retained to provide authenticity and reinforce the development’s industrial roots.

An early 1900s bow truss building, once home to a welding shop, was adapted to accommodate ground-floor retail and two levels of Class A office space. A mid-century double-gable structure, formerly a steel fabrication facility, now offers event space, restaurants, retail, and second-floor office suites. Together, the buildings create a dynamic environment that respects the site’s history while supporting contemporary uses.

Location & Amenities

Located at the intersection of several established Raleigh neighborhoods and adjacent to the Crabtree Creek greenway, Raleigh Iron Works offers convenient access to a variety of residential, recreational, and commercial destinations. Its central setting supports a seamless live, work, and play experience.

Amenities include thoughtfully designed outdoor gathering spaces, bicycle storage, a secluded courtyard entry serving the office tenants, and a slide connecting the second-floor office spaces to the retail and restaurant offerings below. LS3P served as Architect of Record for the core and shell design of the office and retail buildings in association with S9 Architecture. The broader development also includes multifamily residences, a parking deck, and a hotel.
