Dean Forest 1 is a 357,000 SF speculative warehouse designed for operational efficiency and future growth. The facility features 51 dock doors with levelers, additional knockouts for future expansion, and three drive-in doors with ramps to accommodate a variety of distribution functions. Its flexible design helped attract a tenant prior to completion, with a clothing distribution company leasing the building and developing approximately 7,000 SF of office and support space, including offices, remote restrooms, a large break room, and a dedicated truckers’ lounge and shipping office.
