Mass Timber Innovation

Ann Street Lofts features a mix of studio, one-bedroom, and two-bedroom apartments built atop a hybrid structural system that integrates mass timber and concrete construction. The residential portion of the building consists of five stories of heavy timber construction, including glulam beams and columns, CLT shear walls, and cross-laminated timber floor, roof, and wall panels. These levels sit above two stories of parking and private amenities supported by a post-tensioned concrete podium, with one parking level located below grade.

As the first Cross-Laminated Timber (CLT) building constructed in Southeast Georgia, the project represents a significant milestone in the region’s building industry. The client selected CLT for its potential to accelerate construction while supporting broader sustainability goals.

Resident Amenities & Design Character

A resort-style outdoor courtyard serves as the centerpiece of the community’s amenity offerings, featuring a swimming pool, sun decks, and gathering spaces for residents. Complementing these outdoor amenities, the building’s exposed heavy timber structure creates a warm and authentic architectural character throughout the development.

Visible structural elements and exposed building systems contribute to a modern industrial aesthetic, celebrating the building’s construction while creating distinctive interior spaces that reflect the project’s innovative approach to design and development.
