Dean Remount Business Park Achieves WELL Gold & LEED Gold Certifications, the first in South Carolina to Achieve Both

M.C. Dean, a leader in cyber-physical solutions, prioritized building by example within their industry by requesting a high-performance facility and a highly desirable workplace that utilized the latest wellness initiatives. Guided by the client’s goals, LS3P’s values, and the AIA Framework for Design Excellence, the project achieved its goals through a holistic, integrated approach supported by key LEED and WELL strategies.
 
An early and collaborative design charrette aligned the team around shared objectives, which were refined throughout the process to ensure that solutions remained true to the project’s intent. Environmental stewardship informed many decisions, including preserving open space, reducing light pollution, minimizing pesticide use, and implementing a landscape designed to thrive without permanent irrigation. Water use was reduced by more than 35%, and energy performance was strengthened through onsite solar generation and enhanced commissioning.
 
A commitment to resilience and resource responsibility further shaped the work. This included developing an emergency preparedness plan, prioritizing materials with transparent life cycle and ingredient information, and achieving robust construction waste diversion. A comprehensive focus on well-being supported occupants through improved air and water quality, enhanced ergonomic conditions, access to healthy food, restorative spaces, and opportunities for physical activity. Additional measures such as acoustic planning, low-emitting materials, thermal comfort controls, and a legionella management plan ensured a healthy and safe indoor environment. Together, these strategies reflect an integrated, human-centered, and environmentally responsible design outcome.
