S3P ASSOCIATES LTD. master planned this mixed-use development in the urbanizing SouthPark area of Charlotte. The project, despite its size, and with its multi-uses, subtly blends with the surrounding office buildings, as well as adjacent residential neighborhoods.
The master plan ties into the existing street grid and creates a main plaza as an important public amenity. The components include 415,000 SF of office space in two, eight-story buildings; 90,000 SF of street-level retail and restaurants; residential options of 170 apartments above street-level retail; a 74-unit loft component and 96-unit high-rise tower of luxury condominiums. Parking is provided in two, seven-story multi-level pre-cast decks that accommodate of 2018 vehicles. The decks are flanked with residential multi-family housing on three sides.
The focal point of the design is a large 4-way traffic circle and central fountain bordered by planters, precast walls, urns, pavers and precast steps.
