LS3P ASSOCIATES LTD. was commissioned to design a new state-of- the-art facility for the Charleston Metro Chamber of Commerce. The Leadership wanted the design to look towards the twenty-first century with a strong emphasis on technology and less on the historical context of their previous spaces. The design team was faced with a variety of challenges including a heightened fast track schedule, a limited budget and an existing 1960s building that created unique infrastructure issues. LS3P’s dynamic solution used inexpensive materials in creative ways. Architectural forms using simple right angles with standard gypsum board were designed for ease of construction. LS3P found high quality, gently used furniture for the facility, which not only reduced costs for the project, but sent a strong message of the importance of thinking sustainably. Beyond the cost saving measures described above, one of the biggest values that LS3P offered the Chamber was leveraging their relationships with product representatives to reduce the overall cost of the items specified on the project. By negotiating the unit cost of all materials prior to bidding, the cost of the overall project was significantly reduced.
